For Sale: NHN Emmons Canyon Road, Kalispell
This ~20 acre parcel with amazing views is listed for $240,000.
Here’s what the listing for NHN (No House Number) Emmons Canyon Road states:
Do you dream of being away from it all, just you and nature? Have you been looking for property with amazing views? Do you want land for hunting, gardening, or just relaxing? If yes, this nearly 20 acre parcel might be perfect for you! There is already a flat spot with stupendous views of multiple mountain ranges. The area is full of deer, bear, coyote, turkey and more. There are no covenants or HOA so you would be able to build what you’d like. The property does get cell service. Important to note – there are physical and legal access challenges and this property currently has no utilities. Please contact Kat Palmiotti or your real estate professional for more information.
If this looks familiar, that’s because it was taken off the market last year when the snow started falling and travel to the site became tricky. So this great piece of Montana is still waiting for you!
So what’s so great about this area? It is a beautiful, peaceful, wildlife filled piece of Montana heaven. You want to escape from humanity for the weekend or the summer? Come here! You want to have a place to hunt or picnic or hike? Do you want to be able to mill your own lumber? You want to build an off-the-grid home? Then come check out this property!
While beautiful, this parcel does have a few challenges. There are no utilities near the property. Electricity is approximately a mile away. The road up to the property was graded recently but is still challenging to utilize. A 4×4 or side-by-side is a must. Therefore, well drilling and concrete trucks cannot get up to the property with the road in its current condition and road work would be required prior to any house build.
Directions are tricky since this property isn’t physically located on Emmons Canyon Road (which is actually in Kila MT not Kalispell MT). The correct directions are Airport Road in Kalispell to Patrick Creek Road. After two miles Patrick Creek Road splits – go right. Make first left near house on stilts. Take next right that is going in the same direction as you are – that’s Old Coon Hollow Road. Keep going until you reach a gate, then go left. Continue up that road until you see the random pile of metal on your right, then take a right. Once you get to the chain in the road, you’ve arrived at the edge of the property. You can drive onto the property and make a right to get to the flat area in the top photo, or continue on the road to check out the wooded area of the parcel. Use OnX Hunt for property lines.
