What land is for sale for $100-300K in Kalispell?
A previous post indicated there were indeed Kalispell land options for those who wished to spend $100K or less. At the time of that post all of the available properties in that price category were under an acre in size. In addition, they all came with covenants and most had an HOA as well. So what if you wanted to spend more on land, specifically between $100K to $300K. What kind of options would you currently have?
The first thing to state:There are plenty of land listings in this category.
Number and type of listings
As of the end of December 2020, there were 53 active properties within this price range. Seventeen percent (or 9) of them are under 1 acre, and the rest are larger as can be seen in this chart.
The smallest land parcel currently available is .12 of an acre. It is approved for building two townhouses in the Fairway Boulevard Townhouse community. The land is listed at $110K and comes with covenants that address specific requirements for building and living in the community.
The largest land parcel currently available in this price range is 40 acres. That property features wildlife, rolling timberland, valley and mountain views and multiple potential building sites. There are no covenants, no HOA and no zoning. If you want the freedom to build what you want in an area that will give you lots of privacy, this property would check those boxes!
Of all the listings in this price range that are currently on the market, approximately a third do not have covenants and regulations. The remainder do. So regardless of what type of property you desire, there are options in the $100-300K price range!
Price per Acre
And what about price? While each listing falls into the $100-300K price range, the price per acre differs for each specific parcel. And while the total cost of more acreage will usually cost more, the actual price per acre will normally be less for larger parcels.
What does this mean?
This chart specifically highlights this trend. On average, the nine parcels that are less than an acre in size are listed at an average of $396K per acre. That drops to an average of $106K per acre at the 1-3 acre size, and all the way to $13K per acre for the 10-40 acre sized properties.
Within each of those size options, prices are higher and lower than the average. But in general, anyone buying or selling land should be cognizant of the basic pricing trends seen in the market. More land can be more cost effective than less land.
Summary
If you have a budget for land that is between $100 to $300K, you have plenty of options in the Kalispell, Montana area. Those options include parcels that provide privacy, and those that are near the neighbors. They are in the valley and in the mountains.
