Should I sell my Monroe NY home in February?
Many sellers believe they should put their home on the market in the April/May timeframe. That’s when the snow has melted, the grass is green, and flowers start “springing” up! So isn’t that the best time to sell?
Anytime of the year is a good time to sell, if you need to do so. But if you have the luxury of selecting any month you want, why would you want to sell in the winter month of February?
The first reason is that inventory is usually at its lowest level, and competition is scarce.
As you can see from the above chart, as of February 15, 2019, the number of single family homes in Monroe NY is 77. That is about half the available inventory in the summer. Further, another 8 homes have an accepted offer. That means there are really only 69 homes that are truly available at the moment. If you are a seller considering putting your home on the market, there are not that many homes competing for the buyer pool. Buyers are waiting for your home!
And yes, buyers are definitely out there which is the second reason February is a good time to sell. Buyers who are looking at homes now are serious shoppers. “Looky-Loos” will rarely venture out to house-shop when temperatures are in the teens or 20s. People who are relocating to the area or who need to downsize or upsize quickly are out there now looking for their new home. In the last few weeks, twelve homes in Monroe NY went under contract which just goes to prove that inventory is definitely moving. Last Saturday I showed homes to three different buyers. Only one found the right house, the other two are still looking. This weekend, I will be out with three new buyers. And I am only one real estate professional! There are over 1300 agents in the Orange County NY area, some of whom are out there with buyers searching for “the” house. Maybe it’s yours!
