Buffalo Mountain Kalispell MT
Kalispell’s Salish mountain area is home to soft mountain tops, rolling hills, lakes and beautiful valleys. Many homes on the western side of Kalispell often have views of those attributes. It is in this area where Buffalo Mountain subdivision is located. It can be found about 5 miles west off of route 2. See below for more information.
As of December 2023, homes are still being built in the Buffalo Mountain subdivision. When completed, the development will include 36 homes along Walking Coyote Drive and Bison Circle Drive. The parcels that are still available range in size from ~1/2 acre to 0.9 acres. There are currently only ~three parcels left to purchase, and list prices range from $175K to $190K. In terms of options for building homes, land owners can use Westcraft Homes, the on-site builder, or choose a builder of their own.
Buffalo Mountain is well placed as it includes views of the Batavia Waterfowl Preserve. The preserve consists of about ~500 acres of upland, wetlands and marsh. The preserve has a natural perennial stream which is created from overflow from nearby Ashley Lake. It provides habitat for Canada Geese, Swans, Teal, Duck and more. In addition to being near the Waterfowl Preserve, Buffalo Mountain home owners are also provided access to hiking trails on nearby privately owned land. Further, the development is a mere 15 minutes from several grocery stores, and just slightly more than that to get to the northern Kalispell shopping which includes Lowe’s, BestBuy, Home Depot, restaurants and much more. Kalispell Regional Healthcare and the Flathead Valley Community College are also close.
Buffalo Mountain does have CCRs (Covenants, Conditions and Restrictions), an HOA, bylaws and specific architectural guidelines. Some highlights follow. Each home is served by a septic system. The home owner is responsible for installing the pump and maintaining the system, but the association does regular pumping. Community water is provided and home owners are responsible to bring water from road to their homes. Homeowners may have three dogs and/or cats in any combination. Bow hunting may be permitted in certain common areas. These are just a few examples of some of the rules you might find in the documents referenced above.
In terms of architectural rules, the community does have specific Architectural Design Guidelines. Those cover aspects such as house size, garages, decks, building and roof materials, paving materials, skylights and more.
