West View Estates Kalispell MT

West View Estates is a still-being built community of single family homes located in the north valley of Kalispell. Some homes have mountain views. They are located to the west of Route 93 north and are accessible from either Old Reserve Drive or Stillwater Road. Homes are situated along Taelor Road, Ali Loop, Gucci Way and Owens Court.

As with many of the other northern-situated developments, this one is close to everything Kalispell has to offer. For example, it’s just minutes to shopping at stores such as Walmart, Costco, Home Depot, Target and Lowe’s. In addition, Krispy Kreme and Sable Coffee are nearby, as are Kalispell Regional Healthcare and Flathead Valley Community College. West View Estates are convenient to all!

Regarding the homes in the community, there are still building lots available for purchase. Most lots are somewhere between a quarter and a half acre in size, with many on the lower end of that range. Existing homes range in size from 3 to 5 bedrooms, and 1,800 to 3,000 square feet. As of 2023, prices for completed homes that are currently listed are between $600-700K depending upon style, size and amenities. Currently undeveloped lots are around $190K.

The community does have an HOA with dues of approximately $240 per year. There are also CCRs (Covenants, Conditions, Restrictions) that govern the property. Some of the guidelines you might find in the CCRs are as follows.

New homes must be at least 1,500 square feet in size with an attached garage that is usually 24′ x 24′. Colors for the home and roof are also explained in the CCRs, as are the number and types of allowable trees. Pets are allowed although there are rules regarding noise, leashes and cleanup.

The West View Estates’ restrooms, curbs, gutters, streets and sidewalks are maintained by the city. The community not only has mountain views, but it also includes many amenities including: a recreational park, playground, basketball court, restrooms and ball field.
