Kalispell Real Estate Market – December 2019
Following is an overview of the Kalispell Montana real estate results for the residential market as of December 2019. This report covers the entire residential market, which includes single family homes, townhouses, condominiums and manufactured homes. The Kalispell market remains healthy!
During 2019, sales remained strong with median prices higher than 2018 in all months except one.
Following is an overview of the December 2019 Kalispell results.
Sales Volume
In the month of December 2019, there were 67 residential sales which was 14% higher than the same month last year and 21 less than November of 2019. As you can tell from the chart below, sales in the area tend to start out lower at the beginning of the year, surge to a high in June or July and then hit lower levels in the later months. This year followed that same trend.
Total sales in 2019 were 996, an increase of 7% over the previous year. 84% of the homes sold were single family homes, 10% were townhouses and the remainder were either condominiums or manufactured homes.
As mentioned in last month’s report, if you are considering selling in the winter, even the “slow” months have a significant amount of homes sold. There are currently 84 homes under contract which reiterates that area homes are definitely still selling, even in December!
Inventory
In terms of inventory, there are currently 235 residential homes on the market, less than last month. This is to be expected at the end of the year as fewer home owners want to put their home on the market in the winter. Of the homes currently available, ten are condominiums, nineteen are townhouses, eight are manufactured homes and the rest are single family homes. In the last twelve months, 996 residential homes sold in Kalispell which means there are less than three months of inventory currently available. That data indicates the Kalispell area is still experiencing a sellers market. Homes that are prepared and priced properly are selling!
Median Sales Prices
The median sales price for December 2019 was $308,900, which was slightly lower than the same time last year when the median price was $312,900. That’s the only month this year where median prices were lower than 2018. Overall, the 2019 median price was $299,900 and the 2018 was $275,000. Therefore, the market has trended up in the last 12 months, a positive direction for sellers.
Type of homes being sold
To get an idea of the types of homes that are selling in Kalispell, the lowest priced home sold in December was a 550 square foot one bedroom condominium in a building with a conference room, gym and laundry. That home sold for slightly less than $90K. The most expensive home that sold in December had five bedrooms, four baths and nearly 3,700 square feet of living space. The home included waterfront, two fireplaces, a patio with hot tub and dock. It sold for slightly under $1M.
As can be seen, Kalispell has just about any kind of property you could imagine. Brand new four bedroom homes, large luxury homes, off-the-grid cabins and everything in between!
