While beautiful, this parcel does have a few challenges. There are no utilities near the property. Electricity is approximately a mile away. The road up to the property was graded recently but is still challenging to utilize. A 4×4 or side-by-side is a must. Therefore, well drilling and concrete trucks cannot get up to the property with the road in its current condition and road work would be required prior to any house build.

Directions are tricky since this property isn’t physically located on Emmons Canyon Road (which is actually in Kila MT not Kalispell MT). The correct directions are Airport Road in Kalispell to Patrick Creek Road. After two miles Patrick Creek Road splits – go right. Make first left near house on stilts. Take next right that is going in the same direction as you are – that’s Old Coon Hollow Road. Keep going until you reach a gate, then go left. Continue up that road until you see the random pile of metal on your right, then take a right. Once you get to the chain in the road, you’ve arrived at the edge of the property. You can drive onto the property and make a right to get to the flat area in the top photo, or continue on the road to check out the wooded area of the parcel. Use OnX Hunt for property lines.
