For Sale: One Parcel or Two — Old Coon Hollow Road, Kalispell
Two adjoining parcels just went on the market in the forests southwest of Kalispell. Buy the 20 acre one with the address of Emmons Canyon Rd, or the 23 acre with an address of 990 Patrick Creek Road, or buy the entire 43 acres!
Here’s what the listing for Emmons Canyon Road states:
Are you an artist looking for a quiet and private oasis for creativity? Or perhaps you are dreaming of the perfect place to hide away from the world? Maybe you’ve been looking for a parcel of land with amazing views? Then this property off of Old Coon Hollow Road may be perfect for you! There is already a flat spot that is ideal for building. The property has stupendous views of multiple mountain ranges, Flathead Valley and the north end of Flathead Lake. If hunting is your passion, this area is full of deer, elk, bear, coyote, turkey, and more. Being nowhere near a main road, traffic will be nonexistent, and the sounds you hear will be those of local animals, birds and the wind in the trees. With no covenants or HOA, you can build what you like. Even though this parcel is a half hour or so from the center of town, cell phone service is available.
To address the challenges: there are no utilities on the property. The last mile and a half of access road is rugged and has been likened to a “goat trail.” A 4×4 or side-by-side is a must. Also, there are several properties along the road that have not provided legal access for the road, so a new owner may wish to file for an easement by necessity. If the adjacent parcel to the west is purchased separately, you can enjoy more than 40 acres. Come see this unique acreage!
990 Patrick Creek Road says essentially the same thing, except there are no ready-to-go views and a future land owner would need to clear trees in order to be able to see the mountains.
By the way, the mountains you’d see from 990 Patrick Creek are the ones in this photo on the left.
The addresses for both listings do not lead you to the right area so GPS won’t be helpful. Both are off of Old Coon Hollow Road, and the following directions must be followed:
Airport Road to Patrick Creek Road. After two miles the road splits – go right. Make first left near house on stilts. Take next right that is going in the same direction as you are. Keep going until you reach a gate, then go left. Continue up that road until you see the arrow sign – go right, and you’ll see the for sale sign at the edge of the Emmons Canyon property. After reaching the amazing views of the first property, continue to the left to see 990 Patrick Creek Road. Use OnX Hunt for property lines.
These properties would be great for someone who never wants family and friends to drop by! You can build or do whatever you like in this area. Perhaps you have the means to helicopter in and out from your summer retreat. Or winter in your dream home with a cold weather all terrain vehicle ready to get you to your car that is parked a few miles down the road. Or go totally off-grid, buy enough food for months, and hunker down. You could even cross-country ski down to a ready-to-go vehicle. The possibilities are endless!
The 23 acre parcel is priced at $175K, and the 20 acre parcel with the fantastic views at $225K. If you’d like more information, call me (Kat) at 406-270-3667 or email me at kat@thehousekat.com.
