More than 31 acres of gorgeous Montana land just sold! The property had privacy, views, road maintenance, multiple choices for building sites, and abutment to Montana State Land.
This parcel is part of the Granite Hill Estates, which is located in the western part of Kalispell. The covenants and HOA that cover the property are not onerous. They permit a home, guest houses, accessory buildings, garages and more. There are no specific restrictions on the numbers of animals and pets, as long as they meet county requirements. The only animals not allowed are pigs and swine. And the HOA does cover road maintenance, which is a huge advantage over other areas where this is not the case.
The road comes up to the lowest elevation of the property. There are several options for building near the road without going up the hill, but the pièce de résistance in terms of a potential building site is located at the top.
To get there, you will see three or four trails that may have been cleared for use as driveways years ago. While they would need work to make them official roads, and while the new owner will probably decide that switchbacks will be required, these paths make walking up to the top relatively easy.
There is also a potential option to put in a driveway starting further up the property roadside, on an old logging trail. The incline is less steep. Once at the higher elevation, the driveway would need to be placed on the hillside which would stay relatively level until reaching the plateau where the views are. So there are several driveway options.
And the top of the hill provides beautiful views of nearby hills, the Smith Lake valley, and the lake itself. That’s just the view in one direction. Looking behind you, you’ll also see other forested hills. The views would be beautiful at any time of year! And also at the top is quite a bit of flat land, which could be perfect for that new home and accessory buildings.
The property does not end at the top however. If you continued on, you’d go down the hill and eventually reach Montana state lands. Talk about private! There are no homes visible from the property during the summer and just a few distant homes in the winter. If you like to hike, hunt, bird watch, chop wood, sunbathe in the summer, ride an ATV or enjoy any other outdoor activities, you can do them in total seclusion.
