Monroe NY Real Estate Results – April 2019
The Monroe, NY real estate results are available for April 2019. The number of monthly sales, available inventory, and sales prices all increased.
Following is an overview of the April 2019 Monroe NY results.
In the month of April 2019, there were 18 single family home sales, which was an increase over March (12% increase). April’s results were also higher than the same month last year, again by 12%. There are currently 43 homes under contract with 20 going under contract prior to April. Based on that information, May results will probably be similar to the last few months.
In terms of inventory, there are currently 96 homes on the market while at the end of March there were 93. Therefore, inventory levels are relatively stable at this time. In April of last year, there were 85 homes on the market, so as mentioned last month, Spring came early to Monroe this year. Also of interest, at least 8 of the homes listed as active have an accepted offer. Subtracting those from the 96 homes on the market represents about four months of available inventory. That is less than last month and indicates the market is still a seller’s market.
Median Sales Prices
The median sales price for April 2019 was $354,950, a 12% increase over March 2019 and 9% increase over April of last year. In this area, any months with median prices over $300K indicate a healthy market so Monroe’s market remains strong.
To get an idea of the types of homes that are selling, the lowest price home sold in April was a three bedroom, one bath ranch style home with 1,200 square feet of living space. While small in size, the home had some upgrades and was in a commuter friendly location. It was listed at $170K and sold for $150K.
The most expensive home that sold in April was a four bedroom, three and a half bath Colonial style home with ~3,300 square feet of living space. This home had a “cook’s dream” kitchen, wood flooring, two staircases, home theater, wet bar, stone patios and fire pit. This home was listed at $589K and sold at $560K.
