Stoneridge Kalispell MT
Stoneridge is a development on the western side of Kalispell, located about a half mile from the beginning of Foys Lake Road. The homes are bordered on the north by Ashley Creek, and the development includes a one-acre park.
The two streets in the development, Stoneridge Place and Stoneridge Drive are only a ten minute drive from the center of Kalispell. They are also the same distance to all stores and restaurants in the northern part of town as well as to Kalispell Regional Medical Center and the Flathead Valley Community College. In terms of enjoying the great outdoors, the community is only a mile and a half from Foy’s Lake, two miles from Lone Pine State Park and about three from Herron Park.
The development includes 37 homes, with the first built in 2004. Most of the homes were built in the 2005-2007 period, and then again in 2014-2015. The newest home was completed in 2019. The “average” home in the development has four bedrooms, three bathrooms and 3,100 square feet. That being said, homes range in size from 3 to 5 bedrooms, two to five bathrooms, and from 1,800 to 5,600 square feet. Most homes include an acre or slightly more of property, and one includes two acres.
The area is managed by an HOA, with annual fees of $450. The fee for community water is $700 per year. There are also CCRs (Covenants, Conditions, Restrictions) that govern the property. Some of the guidelines you might find in the CCRs follow.
There is an Architectural Control Committee that ensures all dwellings and structures are of good quality, sound construction, harmonize with existing surroundings and are in compliance with design guidelines. Homes must be at least 25′ from the street, and 20′ from other borders. The minimum size for ground levels must be 1,800′. For a two story home square footage must be 2,000′ or more. All homes require a two to four car garage, and buildings must be no more than 35′ in height. Log homes are not allowed, nor are metal roofs. Pets are allowed, but no livestock or poultry. Roads and parks are maintained by the HOA.
