Orange County NY Rental Process
I’m a full service real estate agent, assisting not only sellers and buyers, but also landlords and tenants. Because the need for rental properties continues to be strong all year long, any time is a perfect time to share the process for renting a home in Orange County NY.
A landlord’s primary goal is to have a tenant who is going to pay their rent in full and on time. That’s why credit scores, rental and work history, and references are so important. Following are the specific items required to rent a home in Orange County NY.
Credit Report:
A prospective tenant needs to be able to supply an official credit report that includes a credit bureau score. If the tenant isn’t able to provide one, I can provide a link to a service so they can order a report. Some landlords are less concerned with a low score if employment or rental history is strong. However, the most likely-to-be-accepted credit scores are those that are at least 650 or better. Many landlords shy away from anything 700 or less.
Rental History/References:
Having someone verify that you pay your rent on time every month without fail will go a long way towards getting you the new home you want. The new landlord will also want to know that you took care of the property appropriately. Providing the name and number of the last several landlords will give the landlord a method to be assured of your ability to pay.
Employment/Income Verification:
You will need to supply employment information including current salary and length of time in position. In addition, the name and contact number for someone who can verify your employment is a must. You may also be asked to supply copies of the paystubs or W2s. Again, the landlord wants to ensure you have the means and skill to pay your rent in full and on time.
Pets:
While not a financial consideration, pets can be a big part of whether or not you are able to rent any specific home. Many landlords will not allow any pets. Others may have strict rules about what type or size pet they will allow. In addition, some insurance policies prohibit certain breeds. Being up front about the type of pets you have will help find you the right home.
Fees:
In this area of New York, a tenant will normally need three months of rent available for lease signing day. The fees usually include one month of rent, one month of security, and one month of real estate fees that are split between the tenant agent and landlord agent. Some landlords agree to pay part or all of the real estate fee, so check with your real estate agent regarding specific properties.
