Who is buying property in Flathead Valley: February 2022
As mentioned in my January 2022 version of this report, many people in the Flathead Valley believe that all the real estate activity is a result of out-of-towners. And while there are definitely out-of-state buyers, it’s interesting to see the specific details of exactly who is buying and selling in Kalispell and the entire Flathead Valley.
In the month of February, 267 properties changed hands in Flathead Valley. These properties included land, single family homes, townhouses, condominiums and manufactured homes. Of those sales, 64% were conducted by local Montanans. That means 36% of the purchases in February were made by out of state buyers. This is a higher percentage of purchases than in the previous month when 24% of transactions were with out-of-state buyers. This information does indicate, however, that most of the sales in Flathead Valley are conducted by Montanans.
Also of interest this month, not only were all of the out-of-state purchasers NOT from California, California did not even purchase the most properties this month. Believe it or not, more people from Tennessee purchased property in Montana in February. The specific distribution for the deals conducted by those who were not already living in Montana is below:
