Who is buying property in Flathead Valley: January 2022
I recently received some interesting statistics that I thought I’d share with you. Many people in the Flathead Valley believe that all the real estate activity is a result of out-of-towners. And while there are definitely out-of-state buyers, it’s interesting to see the specific details of exactly who is buying and selling in Kalispell and the entire Flathead Valley.
In the month of January, 344 properties changed hands in Flathead Valley. These properties included land, single family homes, townhouses, condominiums and manufactured homes. Of those sales, 76.5% were conducted by local Montanans. Only 24% of the purchases were made by out of state buyers. This seems to refute the common thinking that all of the activity in the real estate market is caused by those moving into the area. Much of it is from people who already live here.
Of those properties that were purchased by out-of-staters, 54% of the purchases were land, which means out-of-state purchasers bought only 37 homes.
Also of interest, not all of the out-of-state purchasers were from California. Actually, the distribution for the deals conducted by those who were not already living in Montana is below:
Please note that states which only had one or two purchases were included in the “All Other” category.
