The Better Homes & Gardens Rand Realty second quarter 2015 market results have been published for Westchester and Orange Counties as well as the rest of the Hudson Valley NY area. The Orange County NY summary indicates that sales were strong but median prices have continued to decrease (or as the report indicates, remain “tepid”), probably due to the change in mix of types of properties being sold.

I strongly believe that the decrease in prices is due to the fact that the value of our homes is already decreasing and will continue to do so because of the proposed annexation of Monroe’s land into Kiryas Joel. Not to be a downer, but things are going to tank and it won’t be pretty!

Thanks for your comment. People are selling for all sorts of reasons right now (relocation, health issues, retiring, need to do short sale, family changes, etc) and lots of people are still moving into the area. I think so far, we haven’t seen an impact from that specific issue. The outcome of the annexation request may indeed impact sales prices in the future, but only time will tell if that’s truly the case. Feel free to contact me if you’d like to discuss in more detail!

Thanks Kat for your answer. I’ve moved over to Westchester but I’m still in contact with many Monroe residents. I’m surprised that there are many longtime residents who have absolutely no idea what is going on in their own backyard. Hopefully Monroe’s Town Board will do the right thing and just say NO to the annexation. It’s certainly not in the best interest of the entire community.
