Monroe NY Real Estate Results – January 2017
The Monroe, NY real estate results are now available for the January 2017 period.
The median sales price in Monroe NY during January 2017 was $230K, a 3% increase over the same time period last year, and significantly lower than the previous month. January sales included a foreclosure, short sale, a property in need of rehab and a very small “as is” ranch house. The highest priced home to sell in January was a four bedroom, two and a half bath colonial in Whitman Place which sold for $495K. In between were two cape cod style homes, a handful of bilevel/raised ranches, and another colonial. In general, cape cod and ranch homes often bring in lower prices than colonials, so the median price for the month is not too surprising when reviewing the actual homes sold.
Regarding sales volume, sales volume remains strong in the Monroe NY area, with 14 sales in January 2017. That is the same level of sales we saw in January 2016. That healthy sales rate is keeping inventory low. Even with the addition of 13 new listings and 9 homes that reentered the market in January, current inventory rates were 83 as of February 13th. That is the lowest level of inventory in the last five years.
