Monroe NY Real Estate Results – June 2017
The Monroe, NY real estate results are now available for June 2017. The month included improved sales prices, increased number of sales and fewer distressed properties.
Sales Volume
Twenty-six homes closed in the month of June 2017. That’s slightly higher than June 2016, and is 37% higher than last month. The larger number of sales is typical of this time of year, and July results should be similar as well. As far as inventory, levels have been in the low 120s for the last month or so, and they have now dropped slightly to 118. Bottom line, homes are selling!
Median Sales Prices
Median sales prices have been jumping around a little this year, mostly due to distressed properties that are still a part of the Monroe NY real estate market. June 2017 sales price results showed improvement over both last month (+29%) and the same time last year (+18%). In May, 32% of all sales were distressed properties, while in June that percentage was only 12%. Also of interest, in 2016 the median sales price for year-to-date through June was $259K, while in 2017 it is at $280K. So prices are trending upwards.
