Monroe NY Real Estate Results – February 2017
The Monroe, NY real estate results are now available for the February 2017 period.
The median sales price in Monroe NY during February 2017 was $293K, a 19% increase over the same time period last year, and 28% higher than the previous month. The highest priced home to sell in February was a four bedroom, three and a half bath colonial in the Estates of Briarcliff which sold for $475K. At the other end of the scale, a two bedroom, one and a half bath chalet-style home had a price point of $195K. In between were a mixture of raised ranches and colonials with a contemporary and townhouse rounding out the mix.
Sales volume remains strong in the Monroe NY area, with 13 sales in February 2017 which is slightly higher than the same time period last year. Current inventory is showing the effects of the new listings being added as spring approaches. Even though levels still remain low in terms of a “typical” number of available houses, the 90 that are currently on the market is 6 more than last month’s report.
The Monroe NY, and Orange County area is definitely heating up. Anecdotally, two of my listings received offers yesterday and condominiums in a nearby town are going on the market and being scooped up in a matter of days. If you have a home to sell, now might be a good time to consider jumping into the market!
