Monroe NY Real Estate Results – November 2016:
The Monroe, NY real estate results are now available for the November 2016 period.
The median sales price in Monroe NY of $231.5K in November was 10% lower than the same time last year and 11% lower than last month. More than a quarter of the homes sold in November 2016 were foreclosed properties, which sold below market value and could have contributed to the lower results. The year in totality doesn’t look quite as distressing. The median sales price for year to date 2016 was $260K, compared to last year’s $268K, a much smaller decrease.
Regarding sales volume, sales volume remains healthy in the Monroe NY area, with 19 sales in November. Year to date, we have seen 30% more sales this year than the same time period last year. Available inventory continues to decrease as we near Winter. High inventory this year was in the Spring when 148 single family homes were on the market. As of December 7th, there were only 92 homes for sale.
The bottom line is that in the Monroe area, sales volume continues to be strong, but the same cannot be said for prices.
