The Monroe NY Real Estate Market is “Hot!”
Real estate markets can change often, from a buyer’s market to seller’s, and from cool to hot. Right now the Monroe NY area is experiencing a “Hot” seller’s market. Here are a few reasons I say that.
A few weeks ago, I put a Monroe-Woodbury school district home on the market. It was a small ranch home that was in need of cosmetic updates and was being sold “as is.” That being said, the property was amazing – two acres of forest, surrounded by more acreage that has been designated as a natural preserve. The home had a building-length deck in back, where homeowners can sit and enjoy the woods. On almost every visit to the home so far, I have seen deer, listened to birds, and watched squirrels cavort. This would be a great home for anyone who desires privacy and a nearness to nature.
So the house went on the market around 3pm on a Thursday. My goal was to write a great blog about the home the next morning, and perhaps do an open house the following weekend if needed. I never wrote the blog, or did an open house.
By noon the following day, there was an accepted offer. And within the next few days, there were strong backup offers. And that’s the first reason I say the market is hot.
The next reason is that I am working with several buyers for various types of properties. The buyers are pre-approved and have their list of needs and wants in place. So off I go to schedule appointments for the homes they are excited to see. In my area, houses stay in our real estate system as “Active” and available for sale until a contract is signed. The contract signing process can take weeks, so listing agents are supposed to put a note in the “Agent” section of the listing that states the home has an accepted offer.
Well, quite often over the last few weeks, I’ve taken that list of homes my buyers want to see, and I’ve started to schedule showings. Except I am finding that MANY of the potential homes already have accepted offers, backup offers and are no longer allowing showings. Yikes! I’ve taken to hunting through the expired listings and for-sale-by-owner listings to see if there is anything that we might be able to see that isn’t actually on the market.
Now THAT is a “hot” market.
So my plea to home owners in Monroe NY or surrounding areas who have been contemplating putting your house on the market. Call me at 914-419-0270! Now is truly a perfect time to get your home sold. Buyers need inventory!
